Perfect Mid-Century Simplicity, $2.2M

Long considered one of California’s most influential Modernist architects, with seven decades as a theorist and teacher, as a founder of SCI-ARC, and over a hundred private residential commissions, Ray Kappe [1927-2019] had his first private residential commission in 1954 with this austerely simple, pavilion-like dwelling for Gordon & Hildred Goetschel in Glendale, just a few years after his graduation from UC Berkeley’s architecture program.

It’s been beautifully restored by Andreas E.G. Larsson, a Swedish transplant to Los Angeles, who, bringing his skills as a master carpenter and professional photographer has adroitly breathed life into a number of Mid-Century gems with his firm HabHouse.

In classic Mid-Century style, it presents a minimalist street front, not unlike an isometric drawing, and opening up in the back to the view beyond the pool and patio.

What We Love: it’s an exquisitely composed linear structure, one that forecasts Kappe’s future design language– the interplay between light, shadow and structure, indoors and out, with redwood, glass and masonry. Seven decades after it was built, it still reflects the optimism and passion of young architects and their clients after WWII.
